Selling a home can be exciting and frightening, note to mention confusing and a complicated process. Selecting a Real Estate Agent and deciding on a price will be two key decisions.

 

The cost of selling a home is also an important consideration. You should also consider the marketing of your home. To get the best possible price a home has to be exposed to as many buyers as is possible.

 

Marketing is more than simply putting the home on the Multiple Listing Service. It's identifying who the buyer might be and what features and accompanying benefits will attract that buyer. How will the buyer be reached, and what will be the likely circumstances?

Before you decide to put your home on the market, you will need to consider some questions:

  • What is the best possible price?
  • Where do you find a buyer?
  • What facts must you disclose?
  • What paperwork is required?
  • Will the contract be legal and binding?
  • How is ownership transferred?
  • What about the existing mortgage?
  • Can the buyer qualify for a mortgage?

You Will Need A Plan

The following are a few of my plans for marketing your home:

1.     Get as many qualified buyers into your home until it is sold, to obtain the highest possible price for your property with minimum inconvenience in the least amount of time.

2.     Submit your home to the Multiple Listing Service and arrange for publication in the M.L.S. Catalogue and on the Internet.

3.     Submit copies of your listing to our company sales staff for their waiting buyers.

4.     Promote your home through the Real Estate Board Computer System for maximum exposure.

5.     Develop and put together feature sheets for promotion and install lock box for access when you are away.

6.     Promote your home in our Monday morning meetings and arrange for our office tour for our Realtors to view.

7.     Put together a picture board for our mall office display centre. (Located in the Coquitlam Centre Mall)

8.     Suggest and advise you as to any changes in the market, both in price and change in the money market, and their effects on the sale of your property.

9.     Constantly update you as to any changes you might want to make in your property to make it even more marketable to the buyer.

10. Add additional exposure through a professional sign and directional arrows where necessary.

11. Place ads in "Realtylink" (Real Estate paper) and the Internet, until it is SOLD!

12. Constantly look for best methods of exposing your home to buyers, and pre-qualifying all buyers when possible.

13. Constant weekly update with you to keep you abreast on the results of all showings, activities, and buyer comments.

14. Represent you upon the presentation of all offers by the co-operating agents, and negotiate the best possible price and terms for you.

15. Handle follow-up, and keep you informed after the contract has been accepted on all mortgage, title, and other closing procedures.
